Sellers Becoming Realistic and Homebuyers Reaping Benefits
As more and more sellers realize that the sales price of their home should reflect prices from 2004 and 2005, bargain hunters are starting to step in and purchase homes that are realistically priced in today´s market. In South Florida, 29.2 percent of homes sold during the second quarter of this year fetched less than the seller had paid according to Zillow, the Seattle-based Web site best known for its estimates of home values. Fully 76.2 percent of homes bought in 2006 in Palm Beach, Broward and Miami-Dade counties are now worth less than the balance on the mortgages, the study says. These statistics mean that an outstanding "buyers market" will continue as evidenced by the tremendous foreign national market currently fueling sales in South Florida. Ginger Allen of Ocean Trust Realty in Deerfield Beach, has seen their sales more than double in 2008 over 2007 and the major reason is the foreign national traffic through their oceanfront office. "Many of our buyers are from Canada and they have been vacationing in South Florida for many years and they are now buying because of the incredible values that they see while they are here," Allen noted. "We actually have a shortage of available properties in some price ranges," Allen continued. With Florida´s "season" just around the corner, many of the area´s top Real Estate agents are expecting the second home market to see a dramatic increase over the last couple of years.
